Successful Resale After Strategic Pricing

I initially contacted this company to list my Hilton Grand Vacations timeshare in Orlando. The process began with a detailed property evaluation where they assessed the resort, unit size, view, season, and points allocation. Week 1: Initial consultation and property evaluation. They pulled comparable sales data and recommended listing at $8,500 (I originally wanted $12,000). Weeks 2-4: Professional photography wasn't available for my resort, so we used marketing photos. They created the listing with detailed descriptions of the resort amenities and my specific ownership benefits. Months 2-3: The listing was active on multiple platforms. I received the first serious inquiry at week 6. Two potential buyers toured the resort but didn't make offers. Month 4: Received an offer at $7,200. After negotiation through my rep, we settled at $7,800. Months 5-6: Escrow and transfer process. The buyer's financing took 3 weeks to clear. Title transfer was handled by their in-house closing team. Total time from listing to close: 6 months. Net proceeds after commission and fees: $6,240.

What went well:

Their pricing strategy was spot-on. The comparable sales data they showed me justified the lower listing price, and we still ended up selling within 10% of asking. The closing team handled all the paperwork professionally, and the escrow process was smooth. I appreciated that they were upfront about realistic expectations from the start.

I worked with this company for approximately 17 months to complete my timeshare resale. The initial consultation took about 1 weeks, during which they reviewed my ownership documents and explained their 4-phase process in detail. Communication dropped significantly after the first month. Despite multiple attempts to get updates, I often went 3 weeks without hearing anything. The process took 17 months instead of the 6 months they initially quoted. I'm still waiting for resolution after 17 months and have filed complaints with the BBB. Total cost: $3900 (higher than the initial quote of $1100). I cannot recommend this company based on my experience.

What went well:

Very little went well in this process. The initial sales pitch was convincing but the follow-through was severely lacking.
